My advice for spending your money wisely, would be, not live in NYC.

You can still put 3.5% down. It's an FHA loan. You have to pay a PMI, a mortgage insurance until you build 20% equity.

I just came from Costco, when I see the 70 inch TV, I dream of being a home owner & getting a TV that size one day.

I am in no shape to buy a place in this area. I would need to move either to CT or an hour north of here to get an affordable place. Right now I am a renter for life until I find a better paying job

although in Toronto, $580k is a 500 sq/ft condo
I remember banks advertising "interest only" loans.
You only pay the interest, and the only equity you would get was by the value going up.
Who the hell would think that's a good idea?
