Actually a block over from me the houses are on the water and they are 450 and up to 850.

We bought a four bedroom, 3 bath (if you include the ensuite) 1500 sq ft on 3 acres for $315k. We have a well and a septic tank which is no big deal for us. Our property taxes are around $ 2700

The 3 around this house are all grass. Then we bought the 77 acres that surrounds the house, that's all farm land which we rent out.
The pit house has about 2-3 acres of grass to be cut.
Jim went out and bought one of those zero turn lawn mowers. I did our entire house in just over an hour.

Good luck, we have been House/condo searching for a few months now.
We just can't afford anything. So our search has been expanding from 20 minutes from my job to 45 minutes- 1 hour away in the sticks. Its crazy how the suburbs of NYC change the further North you go.

A lot of this area is starting to develop, because no one can afford to live near NYC. Taxes are approaching 20K a year in those area's Confusedhock:

The new pain I am finding, is most of the homes have septic tanks & drilled wells, and I have only heard of problems with them. I am use to municipal sewers & water, so we are getting picky.

In reality I need to find a better paying job. its just not easy.

Confusedhock: And I thought the $2k in taxes that we pay was high.

Septic tanks aren't that bad. You can buy an enzyme that you flush down your toilet once a year to help maintain it. You have to have a septic company come in every 10 years to clean it out, which they don't even need to dig it up to do. It only gets crappy to deal with when there's a problem. Broken tiles in the septic field suck.

There are 2 different wells: Shallow and Deep. In my area, most people have a shallow well. I had a deep well and it was a bitch to find anyone to service it. The only thing you would need to learn how to do on it would be to bleed it if you lose your prime. It's not that bad, though.
